Cheapest areas to buy in Ireland — what the data shows
Property prices vary enormously across Ireland's 26 counties and 3,420 electoral divisions. The areas with the lowest purchase costs are consistently in the midlands, northwest, and border regions — but cheap to buy does not always mean best value. Here is how to read the data.
What Census 2022 tells you about affordability
Property prices are not in Census 2022 directly — but the census reveals the underlying signals that drive affordability:
- High home ownership rate: areas where most people own rather than rent tend to have less price pressure and more stable, affordable markets.
- Low private renting rate: where fewer people are renting, demand pressure on purchase prices is lower — a proxy for housing market competition.
- Lower population density: rural and lower-density areas consistently have lower purchase prices. The tradeoff is commute time and service access.
- Low unemployment: affordability is only useful if you can earn locally. Areas combining low prices with low unemployment offer the best overall value.
Consistently affordable counties
Based on Census 2022 housing tenure signals and property market data, these counties consistently offer the lowest purchase prices in Ireland:

The affordability tradeoff
- Remote work value: Leitrim and Longford are the most affordable counties. Lower employment rates historically — but remote work has changed this calculation since 2020.
- Commuter belt value: Laois, Offaly, Westmeath, and Cavan offer low prices with M7/M6/N3 Dublin access. Among the best value options for Dublin workers.
- Second-city alternatives: Tipperary, Clare, and Waterford offer low prices with Cork or Limerick employment access — consistently overlooked.
